NAWY SHARES, GOOD OR BAD
I dont understand how people fall for such win/lose bussiness case. It is not a scam in a since because one will get what he is promised but otherwise it is a complete foolish bussiness scheme. People buy shares like crazy and dont understan the tricks This company makes you take shares on a property. It devides the property up to 14 shares. Investor pay down payment and pay monthly installments. All that is good. What is not good is the following. 1. A company in the market for 2 years. They sold 397 units They closed only 14 in 2 years. 2. They take 1 to 3% on down payment and 3% on installments. With the 400 units sold they make like 2.5 M. EP monthly. Plus 500k EP one time. 3. The sale is expected at unit delivery which is normally 4 to 5 years from launch. When buyes are paying more as units are ready to move in. 4. They go around projecting they sold for 40% profits in 8 months which is true but only for 3% of total inventory sold so far and only have of that made such profits 5. Investors has no say on sell time. NAWY control everything. They take 5% on sold units. This 5% is fixed even if they sell after 10 years. So they take percentage of any money that moves in or out and they give no guarantee on profit percentage or investment duration. 6. They make almost 10% of units price. They can't propably lose because they dont invest their own money. All money by investor. And the only guaranteed income is to Nawy. Investor situation varies between loss if unit depreciate. Make no money if the little profit is eaten up by tax and Nawy fees or make money that is much less than any bank can give. 7. If unit makes 50% profit in 4 years after 12% tax and Nawy fees remaining is less than 8%/Y fixed intrest when banks give 18% with intrest paid monthly. 8. With banks I know how and when I can take my money profits and capital. With Nawy it is up to them. They milk investors monthly and they have no intrest yo sell unless they maximize their sell 5% while if prolonged it us so harmful to investors. It is amazing how one can sell dust for gold. Stay away.
