Worse lender ever
Over charge me on my final payoff, had to hire a lawyer, unresponsive, they still owe me money. Will have to take them to Court. Also the loan managing company is also grossly incompetent and unresponsive!!!!!!!!!!!!!!

Communication was horrible
Communication was horrible, emails and phone calls had gone delayed or not returned at all. They waited until last minute to ask for more info on items that should have been requested from day one, they were not requested until just a couple of days before closing date. I spent over $1600 on appraisers, the one appraiser messed up the appraisal combing 2 different properties into one. I spent another $550 for a second appraiser b/c of the mistake. I was hassled on est from a licensed contractor. In the end I chose another lender, I had to ext the contract with the sellers 3 times and lost $1650. Horrible experience, this all could have been avoid if they there was honesty and communications upfront and throughout the process

We take your feedback very seriously and regret to hear that we did not meet your expectations. After further review, the conditions requested were due to structural deficiencies that were called out on the appraisal report thus requiring estimated cost to cure by your GC. The GC simply needed to provide their active license to ensure the work was being done legally. Nevertheless, we did send a refund on the difference in appraisal cost. Unethical
The worst lending experience of my life. That basically sums everything up. Even after locking in my 45 day rate, all 4 of my loans were stalled on the Lending One side so that I lose my rate. This happened right at the time when the Feds starting raising interest rates. I ended up with much higher rates and had to pay down points. Highly unethical and possibly illegal. You can’t just “make up” reasons and make “mistakes” to stall so that your customers can’t close on time! I will never use Lending One again. They’re unethical operators and don’t care at all to make things right.

Fake appraisal credit
Was supposed to be crediting for appraisal at refinance closing, never was, then was sent some bogus paypal receipt that was supposed to be my $650 credit, and it never cleared with PayPal…. Not a great experience and they did nothing to rectify it

Inefficient drawers an inspection process.
The Lending process is easy and pretty simple, I have a huge issue with the draw requests and inspection process. Delayed funding, delayed inspections, multiple inspections so that inspectors can get funding multiple times. Process is inefficient and customers has to chase to get their draws. The system is not built to support you or your rehab, you have to front so much upfront and wait weeks to get funded back.

Horrible experience and communication. Tried to give you all another chance but once again Ended the same way as the last time I tried using you with and inexperienced appraiser undervaluing my properties and wasting my time

LendingOne has no influence over valuations. In the event like this where the values come in lower than anticipated, we provide recourse by way of an appeal. Will never use again
Multiple issues here. We took loans out for 3 properties. Once the loans closed, I’m the primary contact for all the companies, but only the primary borrower is allowed to get into the account with any questions. Very frustrating. Then they started drafting payments from the wrong checking account to pay for an unrelated property to that LLC. It took months and several emails and phone calls to fix the mistake they made. The servicer, Fay Servicing is the worst Servicer we have ever dealt with. Very unprofessional and non-responsive. Lastly even though all the borrowers have stellar credit and are in a great financial situation, we could never qualify for their best rate.
