Bought this condo in Chicago for a family member years ago and never actually been inside it. When they moved out and we decided to sell, the unit needed updating first. Old ugly color walls, old brass light fixtures, beat up floors, and a lot of wear from years of living. We hired Lee & Sam Property Care for a pre-sale renovation, and they took care of everything. They patched and sanded the drywall so the walls and ceilings were smooth before painting, then repainted the whole unit in a clean neutral gray with bright white trim, crown molding, and baseboards. They refinished the hardwood floors, which got rid of the stains and made the original oak look great again. They upgraded the lighting with recessed lights, modern black sconces, and a new ceiling fan. Honestly the before and after photos look like two different homes. We never had the step foot once they received and gave updates to us. Our realtor sent us these photos of the unit now and it’s so different. It kept all the vintage character but now feels bright and move-in ready, which is exactly what we needed to list it. Came back to Chicago to see if it was good and it was amazing. If you're getting a property ready to sell in Chicago, I'd recommend them.

Drywall is where most contractors cut corners because they figure nobody looks that close. I look that close. Lee & Sam hung, taped, and finished the drywall for our basement, boxed in the furnace and ductwork with a soffit so the mechanical side doesn’t look like an afterthought, built the half walls along the stairs, and primed everything. After they wrapped up I went through with a flashlight shining across the walls at an angle, which is the only real way to check drywall, and I couldn’t find a seam or a bad corner anywhere. The soffit with the recessed light looks like it was always supposed to be there. Two other things. They sealed off the stairway before sanding so the dust stayed in the basement instead of ending up in my kitchen per request for extra $$. And the schedule they gave me at the start was the schedule they went over a little but it was my fault for delaying.
