Oh boy, if I could say one thing it is never use this guy for anything. He’s a typical sheister. A complete scam artist. A weak human being with no life. We did an 11 tree job for FRANK LAMARK. At first he was a normal customer. At the end of the job he said his wife would be sending us the payment. We reached out 14 days in a row. He said he paid us but we did not receive anything in our account. We then called on a different line because he went from saying his wife would do it by the end of the day to ghosting us. He has still yet to pay for the work we did and from the looks of it we are not the only person he has done this to. We have filed a small claims lawsuit with Frank and are excited to see him again. STAY CLEAR OF FRANK LAMARK FROM LAMCO INVESTMENTS.

We completed a drywall job for Frank about two months ago. At first, he seemed responsible and professional. However, once the job was finished, he asked me to wait for payment until his tenant paid him. I have been patient and respectful, but the reality is that he is the one who owes me the money. His cash flow issues with his tenant are not my responsibility as a subcontractor. When I follow up for payment, he becomes offended instead of taking accountability. This situation has been very disappointing. He refers to himself as an “investor,” yet profits by not paying the people who do the work. That is not professional and shows a lack of integrity. I am no longer asking for my payment here. I am sharing this experience so other subcontractors are aware and can protect themselves. I will also be posting text messages as proof of everything stated above.

This was my first step in getting into real estate investing. I was really drawn in by the reviews I saw online. However, I took up a recent opportunity right off the lake. It was smooth sailing for a little bit until I felt uncomfortable about the property and business strategies that were being used by Frank Lamark. I decided to back out of the deal and I later found out that there were still other clients that were unaware of this occurrence and more than a handful of people that had lost money. I would like to make everyone aware of Franks poor investment practices and to avoid any such investments with Frank in the future. I would not recommend investing with Frank.

This is a review of Lamco Investments LLC and Frank Lamark in Fox Lake, IL. Frank is as dishonest as they come. Got involved in a couple deals to find out he is mismanaging the property and stealing money from his investors. Had to fire sale the properties to get him out. Plus found out he is operating illegally in Illinois after being barred after his last scam. What goes around will come around
