Minor Snags toward the End - Loan was delayed due to some wording in my insurance policy. Also took 6 days from signing documents to getting funding.

Formerly known as LendingHome, Kiavi is committed to helping its customers revitalize the approximately $25 trillion worth of aged U.S. housing stock to provide move-in ready homes and rental housing for millions of Americans across the country. Traditional lenders rely on human decision-makers and paper-based processes. At Kiavi, our modern tech platform removes many traditional barriers, automates time-consuming manual steps and provides quick decisioning and true transparency throughout the entire process. With a wide range of bridge and rental funding options to choose from, Kiavi’s team of experts can create a personalized solution for our customer's investment strategy. In fact, today there are 33%1 fewer new homes constructed than just 15 years ago. Over 65 percent of the U.S. housing stock is more than 30 years old and in need of upgrading and renovating. And as the demand for move-in-ready homes continues to grow, residential real estate investors are needed more than ever. Kiavi is committed and proud to support today’s real estate investors in their efforts to revitalize these aged homes and provide move-in-ready homes and rental housing. NMLS ID #1125207.

Move away from emailing required documents especially near closing date, define who is the underwriter and clear communication that does not rely on text or email. That is positive communication via a phone call. I spent a day waiting for a notary when there was none. Stick with the core tool Kiavi uses to exchange documents- the brief explanation as to what is or is not right about a doc is helpful. The handoff with title company and their document review must be one and the same. Email is an unsecured exchange and opens up the threat of identity theft on a large scale.

Lender Review – Seller Perspective I represented the seller in a transaction where the buyer used this lender for proof of funds. Communication was inconsistent, underwriting and funding weren’t aligned, and the lender missed key contract deadlines — requiring amendments to keep the deal alive. It was incredibly stressful for my client, and we were honestly just relieved when it finally funded at the 11th hour on the last possible day. Having the contact located in San Francisco and the u see writing and funding dept on the essay coast makes for a very difficult cooperation… ESP GIVEN the east coast team stop working at 4:30?!? It did finally fund, so that’s 4 stars but the oath getting to the finish line was a 1 star for anxiety, uncertainty, and stress

I thought Kiavi was great to work with and I enjoyed their easy to use and highlight functional platform. The Kiavi team were easy to contact and responsive. I had a lot of issues with their recommended closing agent, Standard Title, including a lack of responsiveness and poor timeliness. My loan didn’t fund until 2 weeks after the signature date, and in my opinion most of the delays were preventable. I wouldn’t normally say this Kiavi fault, but because they push you to work with Standard Title the shortcomings of Standard Title are now Kiavi shortcomings.

Everything was smooth sailing until we got to the end. We were sent a rate to confirm that was different than the rate we locked. Our loan office was “out of office” and it took us 2+ weeks to fix the issue. Seemed like a bait and switch with little or no communication.

Appraisal came back significantly lower with many justifiable comps in the area showing higher numbers. Even on the very conservative end, their appraisal should have come in $15,000 higher. Three delays and closing

Too much personnel turnover and communication signifficantly dipped the week before our first closing. This is effectively a SaaS run lending business with 25 year old renters. Deal got done. The reps say all the right things, they were trained well. But inexperience is prevolent. I dont blame them, management needs to better resource their personnel and bring in experienced operations members when things need escalating- Kiavi needs a deeper bench of talent if they expect to continue to charge high origination costs and closing fees.

Slow process, should have closed sooner. Stewart Title was a bad choice, slow, lack of communication. Next time will use a local title company. Kiavi still got the deal done, just wish it was as fast as they promoted they could and with less redundancy in requested items.
