It IS as many others have noted a "Money grabbing machine". I am shocked that there is not or has not been a Class action lawsuit against Horizon Realty Advisors the parent company of "Highlander at North Campus" for thier revenue generating tactic's. At minimun UCR should warn students about this organization. I will be advising the UCR athletic Director to not recommend this place to any of the UCR Athletes. They WILL nickel and dime you to death! There are so many examples while living there, but the most egregious charges are when you move out. Dont expect to get any of your deposit back. There are common area charges and individual charges. We were charged $650 for a broke window which was totally false. I have pictures of the room showing window in perfect condition when we handed the apt Keys to Chyna. Maybe this got broken after we moved out. Its a window facing the street and across from major construction. Hope to be getting this back along with $150 charge for a desk that was given to facilites because it was broken. Then there's the $70 bathtub charge. I'm betting 100's of former tenants have been charged for this. Upon doing a little research I’ve learned that the dark staining at the bottom of the tub (a pic they included) is the result of natural friction and enamel wear from standing and moving around in the shower / tub over time. According to CA housing guidelines, the gradual breakdown of bathtub finishes from ordinary, intended use constitutes normal wear and tear, which is the property owner's responsibility. I've asked them to please return the withheld $70. Dont leave anyting in the apt when you move out. We got charged collectively over $300 for leaving a couple a containers in the kitchen cabent, a tiny area that needs to painted, stove not cleaned to NASA's standard and cheap mini blinds for patio door that got tangled up on day one. The only redeaming quality of this place is that it's close to campus... thats it. Spend extra time looking for any place but here.

I have been renting here for almost 6 months, and I hate it. The leasing agents are very rude, and the entire complex is dirty, maintenance always takes weeks, and the apartments aren't cleaned out when you move in. I also don't like how they charge you anywhere from 5-30 dollars extra to park in the complex WHERE WE ALREADY PAY RENT. If you don't have a parking pass and pay this extra money they will have your car towed every night, which cost us no less than 330 dollars to get the car back. To any students thinking about moving in here please don't save your money and time. everything they say comes along with the apartment, the gym, pool, study rooms, computer rooms, game rooms, etc aren't open and haven't been open. I tried contacting the office via email about any way to opt out of the lease because I hate being here and they always sent me these so called "deals" to extend my lease for a year by raising my rent 100 dollars. this place is a scam...

My son is a student at UC Riverside, CA. He is renting an apartment at Highlander at North Campus 3080 Iowa Ave, Riverside, CA 92507. During Covid19 pandemic this Highlander Apartment Rental Agency at North Campus in Riverside, CA is greedy. The owner and the management know that there is a Covid19 pandemic and the UC Riverside campus is shutdown but would not cancel nor void the lease or rental agreement of the students. The company and the Highlander at North Campus management in spite of Covid19 pandemic still charge the students for their monthly rent even though those students are back home taking classes online for the school year because of Covid19 pandemic. According to my son, they had circulated and signed a petition asking the Highlander at North Campus Apartment Rental Agency to void their lease agreement because of Covid19 pandemic but to no avail. This Covid19 pandemic and UC Riverside campus shut down are not caused by the students. This Covid19 pandemic is an act of nature and the students do not have control of the situations and it consequences. Highlander at North Campus Riverside, CA owner and manager should be considerate and responsible enough to assist the students and the financial problem of their family on this time of crisis. The Highlander at North Campus lease or rental agreement with the students should have been voided and refunded the collected rental money that was collected when student was not staying at the apartment during Covid19 pandemic. This apartment is a rip off. Thank you for kind consideration to help the students of UC Riverside.
