I have 20+ years in real estate/home renovations; however, these deals are simply catastrophic to our core value. Even if you are approved, the rates will cut into your profits deeply and if there are unforeseen events, your chance of making a profit is lower drastically.

I wrote a recent comparison between FTF and another site on my blog but I thought I should write a quick review here as well. I really like this site for accredited investors to get in on some really good hard money loans to borrowers. The best thing about this platform for me is the level of due diligence the platform does and the communication between the platform and investors. IMO this is top notch and exactly what I was looking for in a crowdfunding type of platform. No other platform comes close to the due diligence these guys perform which makes me feel more comfortable in placing funds into these loans. They have a relatively low minimum investment ($5,000) which is nice since it allows investors to diversify a bit across different loans. I found the rates to be better than most of the other platforms and the timeline on the loans really works well for me. I know there are other reviews about the site that mention a small pool of investment opportunities as a negative aspect but I feel this is not terrible since they do not just accept any applicant that wants to fun a flip. They seem to use quite a few repeat borrowers so these are seasoned borrowers, not someone who watched a couple episodes of HGTV and thought they would get into the flipping biz. I have invested in several loans with them and will continue to use this platform as long as they continue to do the great job they have been doing so far.
