There a a lot of hidden costs with buying real estate thru their system that they do not tell you about. Not to mention buying houses thru them you are paying way too much. My market was Detroit. The city as a whole is all in need of gentrification. The biggest problem with buying in Detroit is once you add up all the expenses for a house such as security, Reno, appliances, etc the deal will never pencil out on paper. You end up becoming an accidental landlord. If you are ok with that then go for it if not FLIPSYSTEM is not for you. Be ready to hold the house for the long haul and also be ready to loose money in carry costs. The houses definitely do not sell as fast as they say they do.

Scam
Scam. Their software is not software. It is a shell of a front-end with underpaid humans behind the scene, populating your dashboards with out-of-date data. None of the deals on platform were profitable. The team they connected us to was ineffectual, and couldn't move fast enough to close the 2% of deals that could have been profitable. Huge waste of time and money. Avoid.
After being connected to the team on the ground in the market that we were assigned, we attempted to put in offers for deals that had potential to be profitable. To clarify, this was less than 10% of the total deals available on the platform; the vast majority of the listings on FlipSystem were sold before they were added to the platform for review. Of this 10%, all had been sold before we were able to receive any scope of work/repair estimates from the team on the ground. Most deals didn't work, and for the ones that did, the teams were too slow to be effective.
Whats more, in an effort to get some value out of the relationship, we asked the team on the ground in our selected market to present us with any potential deals they might come across themselves (offers outside of the FlipSystem platform). Of those they shared with us, two of them were from ex-FlipSystem clients that were trying to sell the homes that they had purchased, only to find out that profitability estimates were wrong and that they were operating at a loss.
For those that do successfully buy, they find that the profitability estimates were wrong and they are quickly trying to exit before being burned any further.

We take all feedback seriously and want to address your concerns transparently.
We pre-analyze deals that get uploaded to the MLS daily, and they are added to the marketplace in our software. Based on the criteria you set for yourself, it’s possible they were not attainable or filtered appropriately for your strategy. Our platform includes both flip and buy-and-hold opportunities because many of our clients have different approaches, and it’s essential to filter properties according to your specific goals.
As with any real estate market, deals can change at any given time, and we don’t have control over those fluctuations. However, we work diligently to ensure our platform reflects the most up-to-date opportunities and provide tools to help you act quickly on potential deals.
There are still properties with potential available on the market. We are happy to offer alternative sources for additional properties if needed. That said, we don’t typically recommend off-market sources for your first deal because these often carry additional risks, such as unverified information or limited access to inspections. Our goal is to set you up for success, especially on your initial investment.
We have a 97% success rate of clients seeing a profit on a deal they’ve purchased through our platform. We are not in the business of burning bridges, but here to support and elevate you. Your success is our success, and our data reflects the dedication we bring to ensuring our clients achieve their goals.

It has been a horrible experience…
It has been a horrible experience signing up with flip system, they charged me 20k to start this program plus $200 a month for their service. Has been nothing that a disappointment. All this promises weee all lies. Their app is having problems not able to see any couches weekly events and not be able to sent any new properties to the teams for review. I have been dealing with this for a month and they still not fix it. At this point I’m not able to do any deals with them because of computer issues they are facing and they blame it is my computer and that I need to update my system which I do it every time. Nothing but excuses. I have been asking for a refund and they keep blowing me off at this point I’m taking legal actions next year not only me a big group are will be going for it. Please do yourself a favor and run from flip. Scammers and liars is so disgusted they try to take your money.

Hello Tim,
At FlipSystem, we pride ourselves on maintaining high standards of transparency and integrity, and we want to address your concerns directly.
The pricing you mentioned in your claim does not align with our current model. We are upfront about our costs and are committed to delivering significant value through our proprietary tools, training programs, and ongoing support designed to help clients succeed in their real estate ventures.
When it comes to After Repair Value (ARV) estimates, we base these on current market data and comparable properties at the time of analysis. While market conditions can change quickly, we aim to provide the most accurate estimates possible. Ultimately, we equip our clients with the resources and information they need to make informed decisions about moving forward with a property. It also appears that some tools and resources available to help validate these numbers may not have been fully utilized in your case.
FlipSystem was founded to empower individuals to build wealth through real estate. By offering comprehensive support, training, and access to vetted teams, we ensure our clients are prepared for success. While real estate investments inherently carry risks, our data shows a 97% success rate for clients who follow our proven processes and leverage the resources we provide.

Refund $19,000 request
I was hit with personal financial issues that used the $30k I was going to use for flipping houses. I do not have the capital to use the Flipsystem and have asked for a refund of the $19,000.

Dont waste your money. You still do all the work and take all the risk.
I joined Flipsystem (FS) about a year ago for the following reasons:
1. I had invested in out of state RE in the Midwest before. buy & holds in OH that we ran into several issues with, incompetent PMs and lot of repairs required leading to losses and instability.
2. I wanted it to be passive since I have a full time job in tech and cannot do what "boots on the ground can".
3. I wanted to avoid shady characters and losses while trying to build a rental portfolio that was rehabbed to a good standard and didn't have much maintenance issues.
4. Networking with other OOS investors and shared knowledge and experience.
FS seemed to have all the answers so I bit the bullet and paid 15k to get it going. ( I know, but hindsight is 20/20). Before signing up, i asked if I could talk to a FS student to so they referred me to a woman who had good things to say. She turned out to be Antonie's girlfriend. This is really shady business and I do not appreciate the lack of full disclosure on this very apparent conflict of interest.
This is a tale of caution for anyone who gets their marketing on social media and is considering signing up. Know what to expect going into it. IMO, there are better and cheaper ways to do it. When i signed up, I couldn't find any reviews on BP and I hope this helps people make the right choice.
1. they make it sound like they do a lot more work than they actually do. They said Max 3-4 hrs of work a week. But it takes a lot more than that.
2. They charge $1000 if you buy one of their pre selected properties. There is no guarantee that the numbers will pencil out in real life so that is on you. These properties are on the MLS most of the time. but to be fair, it is not required for you to buy their advertised properties.
3. Their "teams on the ground" are supposed to be vetted. They are not. They are just partnerships with local teams and the true beneficiaries here are FS and the teams at your expense. They don't guarantee their performance and your money is lost if they flee with it.
4. They charge 15K for their 1 year support -
a. the reality of this support : yes, they will respond to your questions but only if they are to understand how things work - like a real estate 101 class. The advice is very basic. There is no 1:1 troubleshooting that is really specific to your concerns.
b. They used to have a Discord community which they closed down in favor of a heavily moderated chat feature. This is heavily moderated. No posts that display dissatisfaction will make it onto the chat.
c. They conduct weekly meetings and most of the content is rinse-repeat. Again heavily moderated. No room for feedback or disapproval.
d. They want to have tight control of which team is introduced to work with and do not allow sharing of info among members. There is no networking avenue and people cannot really have an honest discussion or provide feedback.
f. Contacts for Hard money lenders, title company etc - this is really not a big thing . Quick google search is all you need.
They charge $197 for a monthly subscription to a deal analyzer. It is just a calculator. Ridiculous to have to pay for this.
Another way they are making money: Offering to market our properties to their mailing list of turnkey buyers.
Another $1k down the drain. They would not share info or stats on how many successful sales have happened in the market via their website. But i was desperate to sell and get my money back so I paid and it turned out just as I expected. Little to no interest. We don't know how many people it was marketed to. what are the actual sales figures.
All in all, the Martels are making a lot of money first timers who don't know any better. Some good investor focussed realtors will give you all those intros and more for free. I wish I didn't do it. Personal referrals are the way to go IMO.
