Recurring elevator outages and poor communication at Catalina Gardens
This review concerns Catalina Gardens Apartments, an Essex-managed property at 333 S. Catalina Street in Los Angeles. I am a current resident, and my experience with Essex’s management of the property has been disappointing. Catalina Gardens is a large apartment complex served by only two elevators. Over the past several months, at least one elevator has frequently been out of service. The right-side elevator has remained unavailable since before the July 4, 2026 weekend and was still not operating as of July 13. As a result, the entire complex has had to rely on one elevator. Waits can exceed five minutes, followed by additional time to reach the ground floor. This creates a substantial inconvenience and may create serious access problems for elderly residents, people with disabilities, residents with injuries, and anyone who cannot safely use the stairs. The recurring nature of the outages is particularly concerning. The elevator has previously returned to service, but the same problem has continued. I have not seen evidence of a lasting repair, and residents have not received clear communication about the cause of the outage, the work being performed, or a confirmed restoration date. The common areas also need more consistent attention. The elevators and hallways are frequently dirty, and I have observed waste left in shared spaces. Noise carries heavily through the enclosed hallways and can also be disruptive. To be fair, the underground parking is useful, and the maintenance employees I have personally interacted with have been courteous and helpful. However, those positives do not outweigh the recurring elevator failures, inconsistent upkeep, and lack of clear management communication. Essex could improve this situation by completing a permanent elevator repair, providing residents with a specific written repair timeline, giving regular status updates, and ensuring that the building’s common areas are consistently maintained. I will update this review if the elevator is restored and management provides a meaningful resolution.
