Worst company ever take money but doesn’t provide the right service or maintenance. Parts used for this building are all from abroad so when we have issues we waiting 3 months plus including a lift that’s been broken since June and the second one breaks every other day. Customer service is far by the worst they lie and say complaints haven’t been made or never received a call for a repair also gives us fake reference. Anthony and Mary they both work for Barking and Dagenham repairs. They also cut us off or leave us on hold. Please whoever ready this do not move into this property!

I would give B&D Reside minus one star…
I would give B&D Reside minus one star if Trustpilot allowed it.
I have been a shared owner in a B&D Reside-managed building since July 2020. What began as occasional concerns has developed into years of poor communication, questionable service charges, neglected maintenance and an exhausting struggle to obtain basic information and accountability.
My service-charge records have contained seemingly endless errors: duplicated charges, basic mathematical mistakes, inconsistent figures between letters, charges relating to services or repairs whose delivery I questioned, and even references to two lifts when our building has only one.
There were also serious problems with the communal electricity calculation, including electricity used for electric-vehicle charging being included in residents’ communal costs. Reside eventually acknowledged errors and applied credits - but only after persistent investigation and repeated challenges.
Invoices and supporting documents showing how residents’ money has been spent have also been regularly and repeatedly missing. Obtaining accounts, invoices and clear explanations has been extraordinarily difficult.
My advice to every B&D Reside resident is simple: check every figure, every calculation and every charge. Do not assume that the information presented to you is accurate. In my experience, errors are not rare exceptions; they appear throughout the records. The scale and frequency would almost be comical if residents were not being asked to pay real money as a result.
The situation eventually became so serious that I had to take my service-charge dispute to the First-tier Tribunal. Rather than providing the clarity and evidence I had repeatedly requested, Reside applied to have my case struck out. The proceedings remain ongoing, so I will not discuss their merits here -but residents should not have to become investigators simply to understand how their money has been calculated and spent.
Building management has been equally frustrating. Repairs have been repeatedly delayed, appointments have been missed, and reported defects have remained unresolved for unreasonable periods. A broken lift handrail was left outstanding for months. A defective main entrance door required repeated reports and two missed contractor appointments before it was finally repaired.
I first raised concerns about the deteriorating roof in September 2025. Months later, I was informed that no roof inspection or maintenance records could be located. I am still pursuing a proper professional assessment, maintenance history, warranty information and a clear explanation of who is taking responsibility. For a relatively modern building, this is deeply concerning -particularly when residents may ultimately be expected to pay for major works.
The most exhausting aspect is the pattern of delay and deflection. Emails are acknowledged without the questions actually being answered. Responsibility is passed between teams. Staff leave or go on annual leave without effective continuity, and residents must repeatedly chase matters that should already be properly recorded and managed.
I now maintain detailed timelines, emails, photographs and financial records because experience has taught me that nothing can safely be left undocumented.
In my experience, B&D Reside demonstrates zero professionalism and zero meaningful accountability. The apparent absence of effective checking, record-keeping and oversight is astonishing for an organisation responsible for people’s homes and substantial amounts of residents’ money.
B&D Reside describes its purpose as providing high-quality homes and housing services where residents feel safe and secure. My experience has been the opposite: persistent uncertainty, avoidable stress and a profound loss of trust.
Shared owners and tenants deserve transparent accounts, properly maintained buildings, timely repairs and meaningful answers -not years of chasing, escalating and fighting for the most basic accountability.
One star is not a reflection of a single disappointing interaction. It reflects a sustained pattern across several years.
I hope this review helps prospective residents understand what they may be facing before choosing a home managed by B&D Reside.

Living in this building has been an…
Living in this building has been an awful experience. The lifts are constantly breaking down. One lift has been out of service for more than a month, and the other stops working almost every week. This is unacceptable, especially for elderly residents, people with disabilities, pregnant women, and families with young children.
There appears to be very little concern for health and safety. The building is poorly maintained, cleaning standards are inadequate, and it feels as though cheap materials have been used throughout. Despite paying high rent, residents are not receiving the standard of service they deserve.
There are also serious concerns about inappropriate activity in the building, including suspected brothel activity, which affects residents’ sense of safety and security. Overall, the management needs to take responsibility and address these ongoing issues immediately.

No hot water for 7 days. Very poor repairs service
Any issues reported are ignored or take forever to fix. Elizabeth Fry apartments have constant hot water issues. This is the second time in 2 years I've been without hot water for a 7 day period. Shelter say. 'In the UK, The landlord is legally required to provide a working hot water system, typically fixing an outage within 24 to 48 hours. Section 11 of the Landlord and Tenant Act 1985 requires landlords to maintain water heaters, and the Homes (Fitness for Human Habitation) Act 2018 ensures the property remains safe'. There are numerous other issues with the flat such as mould above the windows and water leaking inside the flat, above the windows when it rains hard. These flats are only slightly cheaper than a private landlord charges. Reside are far worse than any private landlord I have had in the past.

Dishonesty, Misleading Reporting, and No Follow-Through
My experience with B&DReside and their appointed contractors has been unacceptable. A serious noise issue affecting my flat was reported and acknowledged during a contractor visit. One of the contractors clearly confirmed hearing the noise while in my flat. Despite this and the fact that other tenants have corroborated the noise problem, the official report falsely states that no noise was heard, which is simply untrue.
The inspection was fundamentally inadequate, making any conclusions incomplete and unreliable. I was also left waiting for over 30 minutes with no communication after being told the contractors would return, a further example of the poor professionalism involved throughout.
Despite submitting multiple recordings of the noise, reports, and formal requests for documentation, no proper resolution has been offered. Instead of investigating further or taking action to address the issue, I have effectively been asked to find a new property. This speaks volumes about the approach being taken, avoid responsibility rather than resolve the problem.
I would strongly caution anyone considering dealing with this landlord who clearly opts to be dishonest and gaslight tenants, rather than fixing issues.

I have been in this flat since January…
I have been in this flat since January 2023 we’ve had many issues such as parcels being stolen, front door not being fixed for nearly 3/4 months. Our fire exit on 10th floor door has been broken for nearly a year and still not fixed. We do not get compensated for anything instead we are told we have to just be patient and wait for it to get fixed. We pay soo much rent for this place and do not get the correct service. Currently we have no water and it’s been nearly 12 hours!!! Honestly this is far by the worst housing association company there is.

Do not rent/buy these apartments/houses.
Absolutely ridiculous. Someone's condominium had been 'flooded' in some way and this had been leaked throughout the entire building, causing electricity to be cut off. Everyone in our block had been evacuated including us. Now our gullible minds thought that this would all clear up within a week or two, so we were put in different apartment blocks a few minutes away from our actual apartment. It has been more than a month. More than a month. My daughter has her GCSEs and she's been struggling to revise as our actual apartment has three bedrooms, so each of our children have their own room. Here, it's a two bedroom and sharing has been difficult for my children. Regardless, it would've been okay if we had to stay in this accommodation for only two to three weeks, but it's been a whole month and it's about to be two. They've told us the electricity has been fixed, but not the fire and safety alarms? I get that it may take time, but this is absolutely ridiculous! Moreover, something about these houses is off. Walls are easily chipped, the glue they've used to stick parts together can be easily melted off, I've had countless experiences where the water doesn't work or is just cold. Our toilet seat at home constantly squeaks and then just becomes loose after having it repaired about two times already. On top of that our actual apartment is new, we're the first to rent it and this is what we've received. These homes are awful. They just scrap money off of you by building homes that look pleasing on the outside, but are built recklessly on the inside.

Reside housing is the worse ever
Reside housing is the worse ever. Disorganised, disfunctional, dishonest and do not like to be held accountable for their errors.
I have had structural issues with the home since first moved in. Logged to reside and council and both did nothing. For years they ignored and did nothing. 6 years later I’m still living in same conditions
The rent team also failed to let me know that I have rent arrears over a period of 5 years. They meant to inform tenants of any arrears from £300. However staff they have been employing have been cutting corners and not doing their jobs correctly. So now I am in over 4000 areers when all they needed to do is check with Uc if they were paying the increase amount each year.
Now I have reside threatening me and on top had to deal with b&D energy make staff intimidate me in my own home about attending my home at night.
I have had a horrible experience and I do not trust any reside staff. Even Alan the manager his a liar too. All liars
Worse decision picking a joke that involved Reside.
They don’t care and they do anything to get th ‘em self out of trouble
