AMHReviews of amh.com

AMH is leaving us without air conditioning for four days, in Charlotte, in July. When asked how they could leave us in a 90+ degree home for 4 days, I was told it's technically legal.... Our AC went out Thursday afternoon. It was in the 90s outside and is forecast to get hotter this weekend. I called, emailed, and filed a portal request as soon as I noticed no air was blowing through the house. The earliest appointment they could give us was Monday 7/20, 4 days after our AC went out. I asked if they reimbursed rent because we couldn't stay in the house, they told me they didn't have to. I asked if we could find someone to fix it that day because there's tons of 24/7 HVAC companies, they said no because "You can't hire someone cheaper yourself, they're not an approved vendor." I asked if they would reimburse a hotel due to the heat, "absolutely not, that isn't something we do here". When I asked how any of that was allowed, they literally told me "Yeah, this is technically legal. It would be illegal if it were winter and the heat didn't work, then we'd have to fix it today, but NC law doesn't require fixing HVAC if cold air isn't working, even though it'll take four days and your house is going to be 90+ degrees. Good luck!! We aren't paying or reimbursing anything!!" Thursday night, with no help coming, I went into the attic to see if I could see what's wrong. While I was up there, I turned the AC on and the furnace control board arced, sparked, and started smoking. It's a 23-year-old unit sitting in blown-in insulation. Insanely dangerous and a HUGE fire hazard. I cut the power and reported it immediately, in detail, in writing. They didn't care at all, still not coming until Monday, no reimbursement for anything!!! So now we've been forced to leave the 90+ degree home with a huge fire hazard that could literally burn the house down to find shelter, on our own dime, while still paying AMH rent on a house we couldn't live in. This is so far from a one-off incident. Every time we've had problems communication has been awful. Before move-in, AMH committed in writing to fixing various maintenance problems. None of it happened. I had sent emails prior to move in, had multiple phone calls and the communication is always terrible. Everytime you try to call it goes to a stupid AI bot, you can never get in touch with the same person twice, good luck trying to get your property manager on the phone, and they will never respond to your emails. So if you're considering renting from AMH, know what you're signing up for. When something serious goes wrong, they will screw you over as much as legally possible. I would rent from someone else.

AMH community in Douglasville ,GA is the worst community. Their response to maintenance repairs takes forever. We had an issue with AC stopped working and submitted a maintenance request wit details and even mentioning I have young kids in the household but I have not heard anything. I had to call the following day, the work was not assigned to anyone, then the lady talked to me on the phone said she will scale it but nothing happened for another day. The rent is expensive but their service for any resident need is slow or none. They need to work on their property management system, if they want to stay in the business, otherwise people are keep on leaving the premises and no one will rent at this community.

Never deal with this company under any circumstances. They show no responsibility whatsoever. They only care about your rent being paid on time, but their customer service and maintenance are nonexistent. The property is always poorly maintained, and the amenities are old and worn out. I've been here for over two years, and I would rather break my lease than continue dealing with this company. When our dishwasher, shower, toilet, or water supply have issues, it takes a minimum of three months to get them fixed, and you have to call them every single day to follow up. Add in the HOA and neighborhood concerns, and it's a nightmare. Don't waste your money renting here — it's simply not worth it.

If I could give them negative stars I would. WORST MANAGEMENT COMPANY EVER! Don't do it! They stole my money after leaving my yard (their responsibility per the lease) turn into dead grass and dirt and their "we'll reach out to you" comment means nothing. They called ONLY AFTER I posted my review and still did nothing. Apparently they don't think they are accountable to their end of the lease. They are thieves! Shame on corporations taking advantage of hard working excellent tenants! This was new construction with a beautiful huge back yard when we moved in. They have not only put me through so much trauma over 4 years but have stolen my deposit even though my move out inspection showed zero due. They are holding me to a 60 day notice at the end of my lease and I was 14 days short due to trying to work things out with their negligence to my lawn. They didn't post the home available or put a sign in the yard for weeks so my 46 day notice didn't cause any consequences for them. They are a horrible management company. Save yourself the headache. I have over 70 communications with multiple people in their organization about the disaster my yard became due to their negligence and I was embarrassed to have company. 4 years! Upper management ignored me. Resident managers ignored me. Those that did respond couldn't do anything about it. Don't ever rent from them. They think because they are a huge corp this kind of behavior will never catch up to them. Well the market is turning so we'll see now. Even tried to get help through BBB and AMH won't give me money back so it's small claims court now. Over 3 years of complaining and sending photos and it just got worse and worse.
