"I am extremely disappointed with AMC Settlement Services. They made several promises during my home refinance process, 1. they assured me they would handle paying off all my credit cards and loans, relieving me of any legwork. However, I have been forced to contact each creditor myself, obtain account numbers, and mail the payments. They even sent me the checks instead of handling it directly. To make matters worse, they threatened me, saying that if I did not complete this within 30 days, and I asked them to reissue a check, I would incur a $75 processing fee. These fees were supposed to be part of the service they promised to provide from the start, in order to get my business. 2.Courtney also assured me i would receive a $1000 check to go with their services and I only revived $276.00 I feel misled and left to fend for myself, and I would not recommend their services to anyone."

AMC should be ashamed of the way it runs its properties — and Ascend at Red Rocks is a perfect example of the company’s negligence, cowardice, and predatory behavior. I lived at that property for 2 years. Before moving out, my roommate confirmed a move-out inspection by email. Management never responded. I left the unit clean and followed every move-out procedure. Weeks later, I received an outrageous list of vague, padded charges. No photos. No documentation. No explanation. So I sent a detailed legal demand letter citing my lease and Colorado statutes. I sent it certified. They refused delivery. That’s right — AMC’s on-site staff literally rejected legal mail because they didn’t want to be held accountable. I followed up by email. Nothing. No reply. No engagement. Just silence. Then four months later, without ever addressing my dispute, they dumped the debt into collections. That isn’t just unprofessional — it’s cowardly, and it may be illegal under Colorado’s Security Deposit Act and the Fair Debt Collection Practices Act. AMC lets its properties advertise “luxury” while running them into the ground. At Ascend, the walls were thin, appliances outdated, shared spaces dirty, and maintenance indifferent. The front office couldn’t be bothered to face basic questions — let alone resolve a formal dispute. This isn’t a one-off failure. This is a company that enables mistreatment by building silence into its business model. They duck responsibility, delay communication, and leave tenants to fend for themselves when things go wrong. That’s not mismanagement. It’s institutional rot. If you’re considering living at any AMC-managed property — don’t. You’re not just renting an apartment. You’re stepping into a system designed to exploit you the second you move out.
