My property management is a franchise of this and they are the worst, most ableist and discriminatory people I have ever met. They never follow thru, dont follow accomodations, my electricity has been out for a month now. I even put in an emergency request and they havent replied. Horrific horrific people. Not sure if their business policies or moral policies are more lacking.

Charged $1,000 to End a Non-Performing Agreement
As a landlord, I hired All County Property Management Group to lease two of my apartment units. Unfortunately, my experience was very disappointing.
They did not provide a Comparative Market Analysis (CMA) before listing my properties. Professional photos were never taken, and despite reducing the rent three separate times at their recommendation, they were unable to rent either unit after more than a month. Throughout the process, Kim Miller, the owner, was difficult to reach and did not promptly return my calls.
When they insisted that I lower the rent yet again, I decided to terminate the agreement due to the lack of results. At that point, I was charged a $1,000 termination fee ($500 per unit), which I had to pay in order to retrieve my property keys.
In my opinion, this is an unfair business practice. A property management agreement should provide landlords with a reasonable way to exit if the company fails to perform. Instead, I felt locked into a one-sided contract despite the lack of results.
Based on my experience, I would not recommend All County Property Management Group to landlords or real estate investors. I wish I had read more reviews before hiring them. It was an expensive lesson learned.

I would not recommend Kim Miller/All…
I would not recommend Kim Miller/All County Property Management to any landlord for property management. I used her for three years hoping she would get the bugs worked out. She didn't. 1) The accounting was terrible and never got better. Reports were cluttered with corrections. I continually found lots of accounting errors totaling hundreds of dollars (not in my favor). 2) She didn't take care of the properties properly. For example, between tenants, she left the A/C on full blast in the middle of Summer running up a $500 electric bill on a vacant house of which she refused to pay any part. 3) She misrepresented a property to a tenant as having features it didn't. As a resolution to the tenant, she proposed that *I* discount the rent $1200 per year for *her* mistake. 4) When I needed to go over the management problems, she didn't have time to do it. When I asked for a meeting, she can't meet me for two weeks. 5) The repair bills from her vendors are always astronomical (e.g. $2800 to replace a water heater, $200 for a clogged drain, etc.). 6) She charged tenants "fees" that were never disclosed to me. Only when tenants complained did I discover them. Tenants were unhappy with her services. I feel All County is very interested in collecting tons of fees but not interested in providing appropriate service. Lots of wasted money, sloppiness, and unhappy tenants.
