This company is aka "AKAM Living Services", a property management company (not a construction company) headquartered in Manhattan, NY. Unfortunately, ill-educated and/or uncaring building leadership (aka boards) hire this company without regard to what the unit owners will experience. They do not maintain the buildings to code, much less do what is truly in the best interest of the unit owners short or long term. For example, they insist on 2 "Hercules" servicer washer/dryers for an entire building which is not enough and the 2 washers rarely work (plus they are antiquated so they catch all types of junk including underwear and socks between the gray gaskets). They also refuse to allow the most efficient and effective forms of HVAC and insist on us using window a/c units which DO NOT WORK WELL AT ALL FOR 3RD FLOOR UNITS AND ARE VERY LOUD. They also REFUSE to install security cameras in public common areas which are VERY CHEAP NOWADAYS. They insist on employing a very expensive little useless security car which drives around the huge complex DOING NOTHING. I could go on and on with MANY examples as to why they are a waste of MY MONEY. I am a 13+ year owner and am tired of getting ripped off. Did I mention water bugs aka roaches that enter from outside since NO resident in my building is the cause?

HORRENDOUS management Management does not do anything to help tenants no matter how many complaints are sent in and how many times you visit the office to file a complaint. I have had a persistent issue for over a year and went to management about it repeatedly and management has done absolutely nothing to help. Absolute garbage management company and employees are a reflection of the filth of a company they work for. DO NOT live in a property run by Akam.

If you are considering living in a building managed by AKAM, specifically 365 Bridge Street (Belltel Lofts), be warned. My experience has been a nightmare of harassment and illegal actions by management. I have been a legal tenant with a valid lease since 2023. In May 2025, management illegally locked me out of my own home, refusing me entry based on a court order that wasn't even against me, but against the landlord. In NYC, you cannot lock out a tenant without a warrant of eviction, yet they have blocked my access and threatened to have the NYPD arrest me for trespassing if I try to go into my own home. Worse, the Building Manager, Zamir Shabani, was totally dishonest when he testified in NY Supreme Court that he didn't know there were any leases for the apartment. I have proof—emails directly to him from months prior—where we discussed my tenancy and building issues. Their own lawyers billed them for researching my emails, proving they knew I lived there. They are willing to lie under oath and violate NYC housing laws (Admin Code § 26-521) to harass residents. Do not trust this management company.
